    What does special property management mean?

    Special property management is a service offer for homeowners who do not live in their own four walls – the so-called special property – but rent it out. Since with the letting of residential property concrete obligations come to the landlord, professional housing management companies such as PANDION SERVICE take over these tasks against payment. In return, the condominium owner assigns a power of attorney for the management of the condominium to the management body.

    Special commercial, technical and legal knowledge is required to properly perform these tasks. A professional condominium management takes over a variety of tasks for the owner of the rented apartment. These tasks include, among others: Search for tenants, conclusion and termination of rental agreements, credit checks of potential tenants, handling of deposits, accounting, heating and operating cost accounting, reporting, tenant communication and correspondence, minor repairs and much more.

    What is the difference between WEG management and special property management?

    PANDION SERVICE is broadly positioned in all disciplines of professional real estate and property management and offers both WAY management and special property management. Both management services differ substantially in the object of management.

    The condominium owners’ association appoints the WEG-Administration. Its main task is the common property as the basis of the management tasks. Special property management refers to the management of the respective condominiums within the condominium owners’ association and any associated rental management. The special property management takes over all tasks connected with the letting of a condominium owner’s apartment.
